Damp is caused the build-up of excess moisture within a building, either from internal condensation or ingress from the exterior of the property. Damp problems can appear rapidly, following a heavy downpour, or might present slowly due to a leaky gutter, damaged roof tiles or lead flashing. What most damp problems have in common is that you’ll only become aware of them when the obvious symptoms appear – a wet patch on the wall, bubbling plater and paintwork or swollen, rotten wood fittings.

The truth is, no survey is ever truly free. No employee goes to work for nothing and so, at some point, somebody is going to be paying for the cost of the surveyor who attends your property. And who do you think that person is going to be? That’s right, it’ll be you. Either through highly priced works that have the survey cost built into them; the quantity of the defective locations being quantified using a rubber tape measure or the defects themselves being overstated in the report and scope of treatment.

A number of years ago, during the very early Crownstone era, we were called out for survey by Mrs. A.
When we arrived, a distraught Mrs. A. opened the doors with tears streaming down her face. After offering to make her a cup of tea and asking where she kept the tea bags we asked what had caused such a response. Safe to say, Mrs. A. had been going through a lot. Her late husband had recently passed and left behind an enormous amount of secret debt. Mrs. A. had been forced to sell the family home in order to clear the debts, but the damp problem had meant she wasn’t able to sell it, or at least not for its full value.
Anyway, as Mrs. A. continued she told us how another surveyor had just completed her ‘free’ survey. On his way out he had informed Mrs. A. that she had a rising damp issue and needed to find in the region of £8,000 pounds to fix the problem.
Fortunately, this story had a somewhat positive ending as, during our independent survey, we found a plumbing leak behind the washing machine during our comprehensive search that the other surveyor hadn’t spotted. The fix cost Mrs. A. £350 and her insurance covered the remaining works.
